Finances
It may seem early or too soon to be thinking about the specifics of finances before you have found the property you want to buy but the sooner you have a deposit and mortgage in place the quicker you can be in making an offer on the right property when you find it. First you should think about what is affordable and a budget for any work that you may be prepared to do, then think about what deposit you can have available and finally arrange a mortgage quote.

Make an Offer
Once you have your finances arranged and we have arranged for you to view some suitable properties you may find the one that ticks all the boxes on your list. Let us know as soon as possible that you wish to make an offer and we will inform the vendor of the details. They may wish to know whether you must sell your own property first, or if you have your finances in place sufficiently or the timescale under which you wish to move. These may all affect the vendor’s decision on whether to accept the offer but we will keep you informed every step of the way.
Conveyancing and Survey
If your offer is accepted then we consider the property ‘Under Offer’ and it is time to instruct your solicitor to begin the conveyancing process so the property can become yours. The conveyancing period will vary but we will be working to ensure the process is as smooth as possible.
Once your offer is accepted you may also wish to arrange a Homebuyer Report or Building Survey. This can offer you piece of mind and we can arrange an appropriate survey for you by a qualified Chartered Surveyor should you wish.
Move In
After your survey and conveyancing process, exchange of contracts formally agrees the terms of sale and is legally binding on vendor and purchaser. You can now look forward to your completion date when you get the keys and move in.
