Viewing
Our advice before looking to rent a property is very similar to prospective buyers, consider first of all what type and style of property you wish to live in, the location you require and length of tenancy term you may be looking for. Then think about your monthly rental budget. Remember, in addition to the rent you should budget for council tax, utility bills, telephone and internet bills, any other relevant charges and a specific budget for any necessary cleaning and redecoration at the end of your tenancy. You can arrange a viewing through us and request an application form should you be interested.
Application
Subject to the availability of the property we will provide you with an application form (PDF) to complete which will require submission along with confirmation of your details and an application fee. Please see our application process detailed on the form for further information.
Tenancy
Subject to a satisfactory application we will confirm the dates and terms of the tenancy with you and prepare a tenancy agreement. You will You will be required to pay a deposit and first month’s rent before your tenancy begins. Further payments will be made monthly in advance by standing oder unless an alternative arrangement is agreed.
Under the Housing Act 2004 your deposit must be registered and returned within certain statutory periods. We are members of The Dispute Service, an insurance based scheme for the protection of your tenancy deposit and follow the guidelines and procedures set out for the correct handling of your deposit money. Move In
Having signed the tenancy paperwork and paid your deposit and rent you will be able to collect your keys and inventory on the first day of your tenancy during office hours.

Existing Tenants
During your tenancy you may have a query or issue to resolve. First you should consider whether we are the managing agents of your property or whether you should contact your Landlord direct. Check your tenancy agreement to confirm who you ought to call. Our lettings team is available during office hours, Monday – Friday 9am – 5.30pm and Saturday 10am – 4pm to answer your queries.

End of Tenancy – if you decide to move out of your rented property you will need to give appropriate notice. The terms of your notice will be detailed in your tenancy agreement. For details of the end of tenancy procedure please download our End of Tenancy Guide or contact our office.
