Selling

Houses for sale in Stoneygate, Knighton and across Leicestershire

fw-letting

Our expertise in selling property is borne out of our commitment to personal, tailored and professional service.  Our marketing approach is both diverse and targeted in appropriate measure to ensure we achieve the best result for you.

Appointing an Agent

Once you have decided to sell, you need to appoint an estate agent to act on your behalf.  Remember your agent is representing you as well as your property so you need to know that your agent is qualified and will be working hard to market your property professionally.  You will be interested to know therefore what we do and how we treat applicants and viewers in order to find you a buyer.  Please have a read of our Buying advice on our website or speak to one of our agents to understand our approach to managing the sale of your property.

Marketing your Property

Selling your property is an active rather than passive process.  You have to invest time into ensuring first of all that the presentation for sale is right.  We will offer you advice on presentation, from de-cluttering to alterations, so that you are happy that the marketing of your property is at its best.  If you would like a consultation to maximise the saleability of your property including advice on decoration, interior design and fittings, advice on viewings or even home alterations and extensions, our Homedoctor service is designed to advise, organise and project manage any aspect of home presentation or improvement.

Our marketing of your property is tailored to you and your property and we aim to find you the largest selection of appropriate prospective buyers.  We market your property via text and email, through our website and a range of national property websites.  We also update clients and customers through our blog, on Twitter and on Facebook.  We will also promote your property both directly and indirectly through relevant newspaper and magazine publications.

Improvements

When it comes to improving your property, take time to consider the reason for doing it.  Are you doing it for yourself or with the intention of selling the property for its maximum potential value?  Remember there is often a fine balance between cost of improvements and the difference in value of the property.  There is also a fine line between your own taste and that of someone else.  If you are looking to improve a property to sell, you want to be as neutral as possible in the choice of fixtures, fittings and decor to appeal to the broadest possible market.  Talk to us because we will be happy to advise on the best approach and our Homedoctor service can advise on organising and applying it.  Always consult an appropriate qualified contractor before embarking on any work.

Agreeing the Sale

Having marketed your property and received viewings you may have an acceptable offer.  We will discuss offers with you and talk you through the sale and conveyancing process.  Having instructed your solicitor we will be in regular contact to manage the sale progression and you will be able to speak to the same members of staff throughout who know your property and circumstances to make the sale process as smooth as possible.

Completion

At the end of the sale process, you will need to make such arrangements as to move your belongings out of your property and to terminate your accounts with utilities providers.  At exchange of contracts you will have the confirmation and certainty to make these arrangements and a date agreed for the completion of the sale.  We will congratulate you at this point on your sale and your own move.
