What is a Market Appraisal?

A market appraisal is an appointment during which an estate agent or Chartered Surveyor will assess your property and provide an honest market valuation, based on its current condition and also external factors such as the pace of the local market. They will also be able to provide recommendations for ways to make improvements to achieve the best possible price, within a timeframe to suit your requirements.

A reputable agent will adhere to a code of practice such as the RICS Red Book which defines market valuation as follows: “Valuations based on market value shall adopt the definition and the conceptual framework settled by the International Valuation Standards Council (IVSC): The estimated amount for which an asset or liability should exchange on the valuation date between a willing buyer and a willing seller in an arm’s length transaction after proper marketing and where the parties had each acted knowledgeably, prudently and without compulsion.”
