Landlord Fees

Fully Managed: 12% (inc VAT)

Includes:

  • Collect and remit the monthly rent received
  • Pursue non- payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake regular inspection visits and notify landlord of outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
  • Conduct an end of tenancy check out and negotiate/ process the deposit return
  • Make any HMRC deduction and provide tenant with NRL8 (if relevant)

+ Set Up Fee at Start of Tenancy

Rent Collection: 10% (inc VAT)

Includes:

  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non- payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

+ Set Up Fee at Start of Tenancy

Tenant Find: 75% (Inc VAT) of a full month’s rent payable at the start of the tenancy min £600 (Inc VAT)

Includes:

  • Collect and remit initial months’ rent received
  • Provide tenant with method of payment
  • Deduct any pre- tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Set Up Fee: £480 (Inc VAT)

  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment if required
  • Provide guidance on compliance with statutory provision and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on non- resident tax status and HMRC (if relevant)
  • Register the deposit with the Tenancy Deposit Scheme (TDS)

Additional Fees Payable:

Inventory Fee: £180- £240 (Inc VAT)

(Inventory included with all Fully Managed properties at no additional charge)

Renewal Fee: £144 (Inc VAT)

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Client Money Protection provided by RICS. Independent Redress Provided by The Property Ombudsman.
