Before starting your search, think about your monthly rental budget. Remember, in addition to the rent you should budget for council tax, utility bills, telephone, TV and broadband costs and it’s a good idea to set aside a float for any necessary cleaning and redecoration at the end of your tenancy (to help you get your full deposit back).

The Rental Process
Check the availability of a property with the office before you apply. You will then be asked to complete a Right to Rent check and provide a summary of your personal and employment details so we can present them to the landlord for their consideration. Once you’ve been accepted (subject to referencing) we will send you a link to complete your application form and sign up for your new tenancy all online. Our application fees are noted below and in the marketing details. We will get back to you within 24 hours.
We run a state of the art, streamlined tenancy sign up process, where all your agreed terms, and contract paperwork, including payment is handled digitally, allowing you to get moving in the swiftest possible timescale. Subject to a satisfactory reference and Right to Rent check we will confirm the dates and terms of the tenancy with you and your new landlord. Details of payment arrangements, and whether we or your landlord will continue to manage the property will be provided to you in advance.
Your deposit will be protected throughout your tenancy term. We are members of The Tenancy Deposit Scheme (TDS), an insurance based scheme and follow the guidelines and procedures set out for the correct handling of your deposit money. Having signed the tenancy paperwork and paid your deposit and rent you will be able to collect your keys and inventory on the first day of your tenancy during office hours. You will have 7 days to return any amendments to the inventory in writing, understanding that if you do not return any alterations, this confirms acceptance of the Inventory as being an accurate record of the contents and condition of the property.
As members of ARLA Propertymark we are committed to providing a fair and transparent service to our tenants and therefore charge one all-inclusive fee to cover referencing, negotiating and agreeing the tenancy and producing all the necessary documents. Additional fees may however apply for non- standard services, such as guarantor referencing, for the renewal of a tenancy or for a breach of the agreement, such as late payment of rent.Tenant Fees
